Bench time today. Anchor tenant tomorrow.
Convergence Labs is the life sciences track of the Convergence program — industrial-grade wet lab access at Discovery Park, on a campus already anchored by world-class innovation like Alimentiv, KGK Science.
Wet bench access. Subsidized rates. No long lease.
Convergence Labs provides shared, industrial-grade wet bench, fume hoods, tissue culture, and other basic life science tools. Simplified rental rates based off of bench access per month for as little as 1 month or as long as you need it.
This is a professional R&D and commercialization environment embedded within an active clinical innovation ecosystem. Co-located with companies like PolyAnalytik Inc., Indogulf BioAg Inc., London Pharmaceuticals & Research Corporation, LCS Laboratory Inc., and critical healthcare research infrastructure, it supports the rapid translation of research into real-world healthcare solutions.
GTA lab space runs $60–$100+/sqft/year. Convergence Labs launches at $48/sqft — above break-even, below market, and inside a curated ecosystem with real clinical and industrial anchors. You're not trading down. You're trading a landlord for a commercialization partner.
